An illustrative case study showing how one family could manage two major transactions at once.

The Reynolds family was ready for a new chapter. They wanted to buy a property priced around $5 million in or around Houston, but the equity in their current home was an important part of the purchase.

Their question wasn't simply, "Where should we move?" It was, "How do we sell this home and buy the next one without getting the timing wrong?"

That is exactly the kind of move I specialize in coordinating.

The challenge: Two transactions, one family timeline

The Reynolds needed to prepare their existing home for market while searching for a luxury property that met their needs. Selling too early could leave them searching for a temporary place to live. Finding the right new home before their sale was secure could create pressure on their financing and decisions.

They also had the ordinary demands of family life. Showings, inspections, packing and moving had to fit around work and daily routines. At this price point, they wanted time to evaluate a property carefully, even while keeping both transactions moving.

The plan: Start with the sale and purchase together

Rather than treating the sale and purchase as separate projects, I would build one plan around both.

First, we would discuss the likely sale range for their current home, the preparation needed before listing and the amount they expected to use toward the next purchase. They would confirm their financing options with their lender, including what they could do if the two closing dates did not line up perfectly.

At the same time, I would help them define the few features their next property truly needed. That would keep the luxury search focused while their current home was being photographed, marketed and shown.

Once their home attracted a suitable buyer, we would compare the proposed closing and possession dates with the properties they were considering. If needed, we could explore negotiated timing options with the other parties. Every step would depend on the actual offers, financing and agreements involved.

The illustrative outcome: One move with a workable transition

In this example, the Reynolds found a buyer for their current home and negotiated a timeline that gave them room to complete the purchase of their next property. They chose a Houston-area home that fit their priorities, completed their review of the property and planned one move instead of an uncertain series of temporary arrangements.

The success of the plan did not come from predicting every date perfectly. It came from preparing early, understanding their options and making each decision with both transactions in view.

Planning your next move?

Buying a $5 million home while selling your current property calls for more than a home search. It takes a pricing and marketing plan for the home you own, a focused search for the one you want, and close attention to financing, contracts and timing.

Helping clients sell and buy at the same time is one of my specialties. If you're considering a move in or around Houston, let's talk through your goals and build a plan for both sides of it.
