Unlike the neighborhoods inside Houston's city limits, the Memorial Villages are incorporated cities with their own mayors, councils, police and property tax rates. Piney Point absorbs the grandest estates, Hedwig and Spring Valley tend to run closer to the entry end of the luxury market, and Bunker Hill, Hunters Creek and Hilshire sit in between with their own distinct pockets.

What unites them is scale: lots of half an acre and larger, custom-built homes in every architectural language, and a position along Memorial Park that makes the area a magnet for buyers who want a private estate with downtown Houston still a fifteen-minute drive away. Inventory is thin, turnover is quiet, and the buyer who waits for a public listing often misses the best homes.
