Schools: Plano ISD is a long-established draw with a wide range of schools and programs; boundary and program changes happen, so confirm current zoning.

Southlake

Tarrant County · Carroll ISD

Commute: Sits at the center of the Metroplex: minutes to DFW Airport, with quick access to both Dallas and Fort Worth via Highway 114 and 121.

Lifestyle: The flagship luxury suburb of the mid-cities: gated estates, Town Square, and a top-tier school reputation that carries a real price premium.

Schools: Carroll ISD is routinely cited among the state's top districts and is a major reason Southlake commands its premium; verify zoning and boundaries before you buy and before you fall in love with a house.

Grapevine

Tarrant County · Grapevine-Colleyville ISD

Commute: Minutes from DFW Airport terminals, with Highway 121, 114, and 26 connecting every corner of the Metroplex.

Lifestyle: Historic Main Street, Grapevine Lake, wineries, and the Gaylord Texan make it one of North Texas' most distinctive towns, with strong demand year-round.

Schools: Grapevine-Colleyville ISD serves most of the city with a strong reputation; a few sections are zoned elsewhere, so confirm the exact school map for each property.

Fort Worth

Tarrant County

Redfin median sale price as of July 2026, essentially flat year over year; the 2025 full-year median was about $330,000

Commute: I-30 and I-35W carry commuters across the city, and TEXRail links downtown Fort Worth to DFW Airport and the mid-cities.

Lifestyle: Cowtown with a cultural boom: the Stockyards, the Cultural District museums, and a deep west-side housing stock from bungalows to estates.

Schools: Fort Worth ISD plus a patchwork of suburban districts around the edges; the school district varies block to block, so always verify current boundaries.

  • High-demand school zones like Southlake's Carroll ISD keep a measurable price premium over otherwise comparable homes.

Appreciation has cooled from the 2021-2022 pace: several 2026 forecasts call for modest single-digit gains, and some submarkets have seen list-price reductions. Pricing strategy matters more now than it did a few years ago.
