Buyer Resources
Buying a home in Texas, without the guesswork.
This guide covers what to expect when buying in Houston, Katy, and the Dallas–Fort Worth area: how the markets actually behave, how to get from pre-approval to closing, and how Sharcom Realty Group represents buyers from your first tour to the keys.
Know Your Market
Three markets, three different games.
Houston Metro
$334,990
2025 full-year median single-family price (HAR), essentially flat year over year
More balanced than a few years ago: buyers have room to negotiate condition and price, while days on market averaged about 64 in 2025.
Katy / Cinco Ranch
20–30 days
typical time to contract for well-priced Katy-area homes in 2025
Katy is competitive and fast. Master-planned communities like Cinco Ranch, roughly 8,000 acres of parks, trails, and community amenities, keep steady buyer demand year round.
Dallas–Fort Worth
~8.5M
metro population, the second-fastest growing in the US
Schools drive value: homes in top districts like Carroll ISD (Southlake) command a clear premium, and competitive zones move quickly.
Numbers are drawn from public market reporting, including the Houston Association of Realtors and 2025–2026 DFW analyses. Your specific price range, school zone, and community can differ, which is exactly why a local broker matters.
The Path
Six steps from search to keys.
Get pre-approved
Understand your budget, your rate, and what your monthly payment really looks like before you tour.
Choose your geography
Schools, commute, community amenities, and future buildout matter as much as the house. We map them for Houston, Katy, and DFW.
Tour with your broker
We filter the noise, compare true comps, and keep you from overpaying for updates that do not add value.
Negotiate the right offer
Earnest money, option periods, contingencies, closing timeline: we build an offer sellers want to accept.
Inspect and finance
The inspection, the repairs, the appraisal, and the lender: we stay on every date so nothing stalls.
Close and move in
We review every closing line, walk the final house with you, and hand over the keys, done right.

Should I wait or buy now?
Prices in Houston have flattened, Katy still moves fast, and DFW's strongest school zones keep appreciating. Waiting helps you decide with numbers; a Sharcom broker can show you the price-to-rent math for your target neighborhood.
How much do I need for a down payment?
Texas buyers commonly put down 3% to 20% depending on the loan program, and first-time buyer programs can reduce that further. Your lender and your broker should lay out your realistic number before you tour anything.
Are Katy and Houston school zones really different?
Yes. Katy ISD is a major draw for families in master-planned communities, and in DFW the school district frequently drives price premiums. We will tell you the boundary facts before you fall in love with a house.
Do I need my own agent if the seller has one?
In Texas, an agent represents you as a buyer's representative. Sharcom negotiates on your side, watches the numbers, and holds your offers and deadlines together, at no separate fee to you in most cases.
