What it is like to live in Fulshear.
A plain-language look at the local character, the typical housing, the schools and the commute for this city in the Greater Houston market, from the Sharcom Realty Group team. School boundaries and district lines change, so always confirm the current zoning for a specific address with the district.
Local Character
Newer, open and amenity-rich, Fulshear is built around lakes, trails and country clubs rather than a traditional downtown, and it draws buyers who want the Katy-area schools and lifestyle with a little more room.
Typical Home Styles
New construction dominates: brick and stone two-stories and custom homes, with estate and golf-front sections that reach well into the luxury tier.
Schools
Katy ISD serves the eastern side of Fulshear and Lamar CISD the west, with the line running through the middle of the city, so the school district depends on which side of town a home sits on.
Commute Notes
The Westpark Tollway and Grand Parkway connect Fulshear to the Energy Corridor and Downtown Houston, typically about 40 to 55 minutes in rush traffic.
The History
How Fulshear came to be.
The story behind this city, in plain language, as the Sharcom Realty Group team tells it to buyers who are just starting their search. Dates and figures are approximate and drawn from public histories; verify specifics before you rely on them.
Fulshear began with Churchill Fulshear Sr., one of Stephen F. Austin's original Old Three Hundred colonists, who received a Mexican land grant along the Brazos River in the 1820s. The settlement took shape as a farming and ranching community, and it gained a post office and town plan after the railroad arrived in 1890.
The city incorporated in 1977 and stayed a quiet farming town for decades. In the 2000s, master-planned communities such as Cross Creek Ranch and Fulbrook transformed it into one of the fastest-growing areas in the Houston region, with explosive residential growth on the Katy ISD and Lamar CISD borders.
Demographics
Who calls Fulshear home.
A general portrait of the people and households in the area. Population figures are from the 2020 U.S. Census and are approximate; the community mix changes as new areas build out.
Fulshear reported about 16,900 residents in the 2020 U.S. Census, up sharply from roughly 700 in 2000, reflecting the wave of master-planned development along the Fort Bend County frontier.
New-home buyers now dominate the market: most households moved in recently, are family-oriented and are choosing Fulshear for the new schools, lakeside amenities and attainable prices relative to the inner loop.
